Sometimes the fastest help is just buying it.

We bought this one in St. Petersburg as it sat, took the fire and the cleanup off the owner’s hands, and passed it to a builder who wanted the project. We didn’t renovate it, and that was fine.

Not every house needs us to be the one who fixes it. Sometimes the fastest way to get somebody out from under a property is simply to buy it.

Hernando and Pasco, specifically

A sinkhole doesn’t scare us.

Around here a sinkhole report can end a sale outright. Buyers walk, lenders won’t finance it, insurance gets difficult — so the house sits, and the owner is stuck with something they can’t sell and can’t afford to fix.

No. We price the repairs ourselves before we make the offer, which is why we can hold it. If something genuinely undisclosed surfaces in title, we’ll show you exactly what it is and what it costs, and you can walk away. We don’t re-trade to squeeze you at the closing table.

How fast can you actually close?

Two weeks to forty-five days, and it’s your call, not ours. Cash means no lender, no appraisal and no financing contingency — so the only real clock is title work and whatever date you need. Need longer to get moved? We’ll wait.

What does it cost me?
